The world of innovative workplace strategies has traditionally been focused on headquarter-type facilities, but workplaces are converging in response to a new desire to bring together designers or researchers with the assembly team or the management teams. The results are transforming these organisations, their people, and their products and discoveries.
BMW and Pritzker laureate architect Zaha Hadid created one of the world's most innovative industrial workplaces in Leipzig, Germany. The Central Building links three car assembly plants together and mixes blue collar and white collar workers and visitors and cars in the process of production as they pass through the space on elevated conveyors. The Wellcome Trust, a scientific research charitable foundation, set out to redefine their research workplace. The results are a sustainable campus designed by NBBJ that brought scientists together by encouraging them to come out of their labs into other work settings.

CoreNet Global 2005 Innovator's Award winner Johnson Controls will demonstrate an innovative new planning methodology that makes use of a specially-designed "game board" assessment tool, called the Solutions Navigator(tm). During the session, attendees will perform a needs assessment using the "game board" and then participate in a group needs prioritisation exercise. After the session, you can request a copy of your individual needs assessment results benchmarked against other commercial real estate organizations. Attendees will also have the opportunity to compare their results with the results from the exercise held at the CoreNet Global Summits in Las Vegas, Beijing, and Sydney.

Energy Goals, Green Standards and the Bottom Line

The EU Energy Directive 2002/91/EC set goals for changes in energy consumption in buildings. The BREEAM and LEED® rating systems for green buildings encourage thoughtful design and construction, and aggressively address goals for improving the environmental impact of buildings. So, the question is - do the green building rating systems in common usage actually move accepted professional practice toward the goals of the EU Energy Directive? How do corporate real estate professionals navigate the rating systems in order to balance compliance with return on investment and business goals? What are the implications for the valuation of existing buildings?
In this thought-provoking session, DTZ shares timely research about the implications of the EU Energy Directive on occupiers, landlords, and valuation practice. Herman Miller follows with a case study about their journey to create a new, sustainable office building in Chippenham, England. The firm used both the U.K.'s BREEAM green building standard and the United States Green Building Council's LEED® standard as benchmarks along the way. Working side-by-side with both standards has generated an understanding of how goals and culture alter priorities and practice, and the lessons learned are nuggets of wisdom for any multi-national company operating and constructing buildings around the world.

Microsoft recently engaged Buck Consultants to search for a new location in which to locate an additional support centre to complement their existing locations. The search focused on South Eastern European and African markets as a way to support business development in the region, expand their network and strengthen their reach and availability to European customers. Microsoft made its final decision to locate in Bucharest, Romania.
Microsoft will share what they learned as they explored a number of potential locations, which also utilized a cost-quality-risk assessment. Practical experiences will provide insights for other multi-national corporations who are looking to do business in the region.

Unilever's new mission of VITALITY has been the catalyst for sweeping change across the entire business, encompassing not only their brands but their workplace. Hallmarks of this change have been the introduction of the program "One Unilever", an effort to support global growth by redesigning business processes and consolidating formerly separate business units, and Unilever's decision to superimpose VITALITY on a new headquarters in Barcelona, the result of consolidating three offices into one.
Unilever partnered with the real estate services firm Aguirre Newman to imbue their new headquarters with the VITALITY mission. Through a comprehensive change management program called "NEO", Unilever sought the acceptance and participation of its employees throughout the entire headquarters transition. Constant communication through workshops, the company intranet, newsletters, guided tours of the new facility, and a welcome committee formed by HR and IT ensured that employees were kept engaged and informed. In the first year of occupation, employee satisfaction is up, learning curves are down, and the new workspace has encouraged more client visits resulting in better client relationships.

BBC Workplace has responded to the BBC's goal of becoming an on-demand content provider by implementing an information management programme that speaks the language of business. Working with Remit Consulting, they have focused on establishing "metrics that matter" by incorporating enabling technologies that keep property information simple, focused, and timely. This strategy has allowed BBC Workplace to provide accurate, actionable portfolio information to the core business in support of sweeping changes at the BBC.
One facet of this overall strategy is how BBC Workplace captures and analyses its portfolio information. The challenge of integrating various service delivery platforms, gathering and incorporating data from different departments (HR, IT, etc.), and defining and re-engineering work processes has been met through the development of a single system of management information delivery.

The Rebirth of Birmingham

Until the late 1970's Birmingham was the centre of the manufacturing economy in the UK, and England's #2 city. But in the 1980's Birmingham became the notorious example of the rapid decline of manufacturing in developed Europe. The city decided to reinvent itself as a magnet for knowledge work and a place where people come to exchange information. In partnership with local businesses and developers who shared their vision, they have been successful; over the past 15 years Birmingham has become a major centre for international business and financial services.
Birmingham is now the principal conference and exhibition location in the UK, and is second only to London in retail activity (up from 13th). In 2004, the Urban Land Institute awarded Birmingham with the European Award for Excellence in Regeneration, and in October 2005 at the ExpoReal in Munich, Birmingham was designated as a European City of the Future.
