A new standard has been set for both creating and occupying energy efficient buildings in London. Land Securities' New Street Square - awarded an Excellent BREAMM rating - is the new home for Deloitte's urban London campus. The design process revealed a new level of understanding about how a companies' sustainability strategies often start with the base building, but shouldn't end there.
Working to complement the environmental sustainability inherent in the base building, Deloitte and MCM Architecture strived to fit-out the space in a way that best satisfied a wide range of seemingly conflicting goals, including workplace density and energy efficiency. Much was learned along the way, and the team will reveal what they would do differently if the project was launched today.

Meridian Delta and Jones Lang LaSalle are creating a new community on the Greenwich Peninsula that will feature London's first low emission zone and integrated live, work and play environments that build a place worth belonging to. Taken together, both projects set new standards for public-private planning.

In a brand new venture designed to engage occupants in the process of reducing carbon emissions, The Royal Bank of Scotland and their partner, Building Sustainability, are implementing ground-breaking technologies that monitor a buildings' carbon footprint in a real-time. One can easily become confused by the energetic debate on carbon emissions, carbon footprints, and the real estate industry's role in addressing global warming. In response, a group of innovators including Daniel Morrell, NBBJ, the Edinburgh Centre for Carbon Management ESD Group Ltd., and Novarama Ltd are sharing a holistic approach to reducing the environmental impact of the built environment.
Their approach uses a design perspective to help organisations and individuals re-invent work-life patterns, deconstruct damaging energy consumption and demand habits, and re-create our built environment in a way that ensures a sustainable relationship with our planet. The team has created tools and processes to assess and quantify personal and business carbon footprints, recommend carbon management options, and establish a monitoring system with appropriate targets.
Optimum low-carbon solutions are achieved by identifying unique opportunities to specific projects and aligning, blending and fine-tuning the right mix of technologies to suit.
It is not the technical solution that should be standard, but the process: early load profiling, identification of synergies between loads (i.e. can cooling off-set heating, etc.), establish which natural features can be exploited, and adjust parameters in system design to align technologies, rather than superimposing ill-fitting technologies upon each other.

The three case studies illustrate how the occupiers imbedded sustainability requirements into the processes for three very different procurement arrangements: 1) negotiation of a pre-let agreement, 2) design-development for owner occupation, and 3) fitting-out of existing premises, each resulting in a substantial increase in the ongoing sustainable performance of their workplaces.

These efforts are re-inventing the ways in which outsourced suppliers are integrated with the enterprise's triple bottom line objectives.
