Rapid growth of the major markets in India and China has resulted in rising occupancy and labour costs, creating significant barriers to entry. In response, corporations are looking to second tier markets for the property and talent they need, but these less mature cities often carry hidden risks. This session will debate the pros and cons of locating in second tier markets.
Microsoft and Wescast Industries have made different location decisions based on their specific needs. Their choices have been guided by sector-specific, on-the-ground analysis of investment trends, infrastructure, and access to labour markets. Their experiences can inform other organisations looking to make the move to a second tier market, and provide insights into potential pitfalls.

In 2007, CoreNet Global Summits explored the state of sustainability in four regions of the world - North America, Europe, Australia, and Asia. As a part of this exploration, a survey around attitudes and the rate of adoption of sustainable practices by CoreNet Global members was conducted in each of these regions. For the first time, the combined findings of the surveys will be presented, giving a clearer picture of where Asia sits in relation to the rest of the world on these questions.
But what does this all mean for corporate occupiers in Asia? This session will explore the challenges and opportunities around implementing sustainable business practices both around the world and in Asia.

Johnson Controls' Blue Sky Environment is a corporate-driven strategy focused on the company's commitment to develop their leaders of tomorrow from within. The strategy serves two purposes. First, recognising that traditional succession planning forces organisations to bring up to 75% of their leadership from the outside, Johnson Controls has implemented employee development and training programmes that nurture talent from within - now, 75% of their leadership comes from inside the organisation. Second, the programme focuses on securing the resources necessary to efficiently and sustainably support the needs of their clients.
The other major focus of the Blue Sky Environment is Johnson Controls' commitment to environmental sustainability and corporate social responsibility. This commitment has been fueled by their desire to align their internal strategies with those of their clients.

Computer Sciences Corporation ("CSC") is one of the fastest growing companies in India. The consolidation of five of CSC's existing offices in Nodia, India, was the catalyst for initiating sweeping organisational and cultural change throughout CSC. In partnership with Johnson Controls, CSC has implemented an Alternative Workplace Solutions ("AWS") model aimed at providing consistent office environments across their global portfolio. The AWS model provided the framework for increased operational efficiency in terms of costs, flexible work practices, and space utilisation.
In addition to operational and process improvements, CSC and Johnson Controls have adopted a joint initiative called "Working Together". This initiative is aimed at unifying the vision, goals, behaviours, and performance measures for both companies. This approach has stretched the level of service CSC has been able to provide to its clients as well as creating a work environment that is instrumental in both CSC and JCI's ability to attract and retain valuable employees.

When Cisco began planning their campus in Bangalore, they were facing a serious challenge - how to attract the large number of people they needed in a place where the competition for talent was fierce as well as how to retain the most skilled workers who were constantly "job hopping". In what started out as a conversation with the India Human Resource Manager and then evolved into a partnership with the local business, Cisco set out to build not only a business campus, but to develop a sense of community for their workers.
The success of this project has as much to do with the emphasis Cisco placed on the "human element" as with the functional design itself. As they prepare to launch Phase 2 of the development, they are looking to build on the lessons they have learned in order to sustain their workforce into the future.

To capitalize on this opportunity, the public and private sectors are energetically pursuing the monetisation of their surplus real estate assets.
When Rallis India Limited, a publicly listed company, decided to dispose of some excess acreage next to one of their manufacturing facilities in Hyderabad, they needed to book the sale in 30 days. Normally, the purchase and sale of freehold land is complicated and time consuming. In partnership with Cushman & Wakefield, they were able to compress the process whilst maintaining transparency and achieving the highest market value for the land.

Indian outsourcing companies were the first to reap the benefits of the large pool of educated, low cost, English speaking workers in India. Due to the combined demand from Indian and foreign companies, wages have risen and employee turnover has reached new heights. Now, Indian outsourcing firms have found it necessary to offshore themselves, often to more expensive locations in order to access talent that has the right mix of technical, cultural and linguistic skills to service their global clients.
This growing trend is a sign that large Indian IT/KPO/BPO outsourcing companies have embraced a global strategy and are prepared to challenge more established multinational consultancies on issues other than cost. This session will examine this emerging trend.
